What is a 4 Point Inspection?


A 4 Point Inspection is an important part of purchasing a new homeowner’s insurance policy or renewing an existing policy. The 4 Point inspection helps the insurance company determine if it is willing to ensure the home in its current state or what improvements would be needed to obtain insurance. The focus of the inspection is to determine the approximate age of major system components and the general condition of these systems. Now, an insurance inspection should not be confused with a “standard home inspection,” which is a more comprehensive inspection in regards to both detail and scope. Instead, the 4 Point Inspection consists of a visual survey of the following 4 systems:

  • Roof – we take a look at the general condition of the roof for visible signs of leaks, the roof’s covering along with the approximate year of installation.
  • Plumbing – we take a look at the plumbing supply lines, types and for any visible leaks under sinks and drains.
  • HVAC (Heating, Ventilation & Air Conditioning) – we take a look at the interior and exterior air conditioning units, their year, make, model condition, visible corrosion, leaks and drain pan.
  • Electrical – we take a look at the electrical panel(s), grounds, breakers, types of wiring, year the panel was installed, the condition/presence of GFCI’s  and the condition of the mast if overhead electricity is present. 
*** Depending on state requirements, insurance companies will usually require that the inspection be performed by a licensed inspector. Insurance policies vary by provider and are subject to changes based on internal criteria along with federal and state guidelines.
